Asset Class:
Multifamily (5+ Units)
Investing in multi-unit (min. 5+ units) and commercial (5000+ sq ft) buildings, or adding units to buildings , provides an opportunity to take advantage of efficiencies of scale, helping reduce costs.
Underwriting properties with 5+ units and 5000+ sq ft is based on the performance of the asset, and less on market trends and comparables. NOI, CAP Rates and Cash-on-Cash Returns are key performance indicators we use in our purchasing decisions.
Property Condition:
Repurpose, Revive, Rehab
Although we assess and underwrite properties with minimal improvements required, our focus also includes properties that need "love" and "tlc". This can range from reviving a property to a full rehab.

Exit Strategy:
Cash-out Refinance & Hold
Years 1 and 2 will be focused on reviving and stabilizing the property, vetting occupants, and establishing rents. Once the property is performing at its optimal potential, our target is to "cash-out refinance" and provide returns (e.g. investors), and then to ourselves.
Our goal is to operate and maintain the property as a cash-flowing asset for the long term.
